What is the difference between a "researched profile" and a "directory firm"?

A researched profile is a primary-source firm dossier: named producer, confirmed 2024 deal activity at the stated asset class and size, and at least one additional citable data point (league-table rank, press-release volume, or award). A directory firm has its identity confirmed by a corporate email domain shared across multiple named contacts from the practitioner relationship database – the firm is real and active, but a full primary-source dossier has not been compiled. Directory contacts should be verified independently before outreach. The Lender Edition uses the same three-tier schema (Verified / Contact-only / Coverage-only) for cross-file consistency.

How does this differ from the Lender Edition?

Lender Edition maps capital providers. Broker Edition maps the intermediaries who place deals to them. Most CRE finance work touches both sides – the two Editions share record schemas and verification tiers so a firm’s Verified status carries the same meaning across files. Broker-specific fields (specialty, deal counts, notable deals, awards) replace lender-only fields (LTV, rate type, agency programs).

Are updates included?

Yes – 12 months of quarterly refreshes at no extra cost. Producer departures, firm rebrands, M&A, and wind-downs are tracked in the changelog so a record’s history stays attributable. The download link replaces in place; no re-purchase needed.
